July 1, 2012, new territories were joined to Moscow – Troitskiy and Novomoskovskiy administrative districts. Most of these territories still are not developed and landscaped at all. At the moment there is the territorial scheme of urban development for the new territory. It formed the basis of the developed planning project. The project area is about 727 ha. In the center of the territory there are natural objects: Lake Cherepovo, the river Pakhra. Undeveloped lands are mainly functioned for residential and agricultural purposes. The combination of low- and medium-floor buildings in the projected area makes it possible to create a comfortable living conditions in which a person can feel free and comfortable. The specified storeys allows to fit rich natural views of the territory into the designed development. One of the main advantages of the project is mixing the functionality of a modern city with all the advantages of living near nature. The second feature of the designed territory is its independence and self-sufficiency, due to the presence of all the necessary functionality within it. The availability of public, social, industrial and cultural facilities that provide both jobs and all the necessary benefits within walking distance, provides the preconditions for the decentralization of the Moscow region.
